Last week JD Tile worked in the Northgate at Alden Place, a 55 and over community located in Lebanon PA, near Cornwall. The Alden Place community was named after the Alden Mansion located on the property built in the late 1800s.Northgate is the newer community at Alden Place approximately 4 years old. JD Tile worked in this community early June on a kitchen backsplash. The customer decided to wait and have a tile professional do the installation of the backsplash vs using picking one from the model home. Alden Place is named majestic Alden Mansion on the north side of the community. This historic Queen Anne Revival style home was designed by architect Stanford White and built by Anne Caroline Coleman Alden as a wedding present for her son, Robert Percy Alden. Construction was started in 1881 and finished in 1883. In this home on Brandywine Lane the customer had previously hired a flooring person to come in to try and fix the cracked tile on the bathroom floor, two tiles on the kitchen floor were cracked as well. The flooring installer did not fix the problem because he basically put a bandaid over it. All the homes in the Alden Place community and Northgate community are on slab, this way they don’t have to worry about maintaining a basement. The problem with the homes being on slab is the slab will have cracks or control joints. When these cracks are not treated with an uncoupling membrane or crack isolation membrane the crack will come right through the tile. This was the case on these 2 floors. Once we took up the existing tile you could see the crack in the slab going all the way through the tile. JD tile removed the existing tile, cleaned up the floor, treated the cracks with a crack isolation membrane. New tile was then installed, in the kitchen the two tiles were replaced with the same tiles, left in the home by the builder but the customer doesn’t have any more. More than likely the crack will continue and more tiles will crack leaving the customer with none to replace them. The tile is run up under the cabinets so in order to replace all the tile and do it correctly with a membrane there will be a lot of risk to the cabinetry. IF you went over this tile without removing it now you have a height problem into the adjacent rooms which may or may not be possible. The bathroom floor will not have problems in the future, the crack in the concrete slab was treated with a membrane. JD Tile is tile specific so he knows much more than most flooring people who just do flooring as in carpet, hardwood, vinyl, and tile. Tile is the only application you will have a problem with because the other three are not directly bonded to the slab of concrete. Had these slabs been treated with a membrane you would not have this cracking coming through. The homes in Alden Place potentially will have the same issue or already do. Most GCs warranty the home for a year, the cracks normally take a few years to come through so they are not held liable. Luckily for Lebanon County JD Tile is here as a professional to educate and fix these problems and tell the customer why it happens. Most flooring people will come out replace the tile and the crack in the slab goes untreated. This does not fix the problem, but unfortunately many installers don’t have the knowledge or education to fix it right. They also work in a rush so putting a membrane down just isn’t something they have time for but they will have time to come back and replace it and charge the homeowner for a new floor. Education is good, but the problem with installers and GCs is they don’t have the time to do it right or the education to do it right.
